BUYER PROCESS

The goal of my buyer process is to help you become educated, clear, and confident in your decision to acquire a new home. 

Based on my experience, a buyer’s four greatest fears include losing the home, missing something, paying too much, or concerns about something being wrong with it.

  • Losing the Home. When you step across the threshold and emotionally fall in love with a home, your little voice says, "Oh, my gosh, this could be the one! I better buy this house before someone else gets it."

 

  • Missing Something. Your first fear of losing the home came from your emotional brain. Now, your analytical brain engages, and your little voice says, "Wait a minute. Not so fast.  This is only the second house we’ve looked at. We may be missing something."

 

  • Paying Too Much. Your analytical brain starts to pile on by saying, "Besides, the reason this house is still available is because it is probably overpriced.  Be careful!"

 

  • Something Wrong with it. To add to this, your analytical voice says, "There is probably something wrong with this house.  That’s why it’s still available."

Of all these four fears, the two biggest are missing something and paying too much.  My mission is to help you become clear and confident. My 8-step buyer process is designed to remove these fears before you start looking at houses. 

 

Southwest Florida Coast Buyer’s Guide

 

This book is organized into eight parts that represent each major phase of the ideal decision-making process to acquire your perfect home in southwest Florida.  Further, these parts are in a first-to-last step order, where you first meet with me so that I can tell you a few things about me, and so I can learn about you and what is important to you.  The last step is your ultimate acquisition of your ideal home. 

 

STEP 1:  What You Should Know About Me and How We Will Work Together

 

The purpose of this step is to:

 

  • Tell you a little about me.

  • Get to know you.

  • Understand what is important to you.

  • Give you a copy of my Southwest Florida Coast Buyer’s Guide, which will provide you with all the basic things you need to know before acquiring a home in this area of southwest Florida.

 

In this step (and this section of my Buyer’s Guide), I describe My Guiding Principle and How I Operate; provide Reviews others have made about me; provide a Real Estate Agent Questionnaire you should use as a guide in interviewing prospective real estate agents; provide what I consider to be your Bill of Rights (as I see it) in your relationship with an agent; and provide a Brokerage Relationship Disclosure and Form which discloses the nature of a transaction brokerage relationship in the State of Florida.

 

STEP 2:  Buyer’s Guidance Session

 

In this step, I discuss the Buyer’s Guidance Session, and conduct my Initial Interview and Lifestyle Questionnaire. This questionnaire allows me to match your budget and your lifestyle preferences with the communities that most closely fit your needs. 

 

STEP 3:  Overview of Southwest Florida Coast Communities

 

Once I get to know you and understand what is important to you, I will provide you with one or more guides to the communities in our area.  This will start you on your journey to evaluate the many opportunities available to you in Southwest Florida.

 

If you are familiar with the area and you know exactly what you want, then that’s great! I’ll simply meet with you to document everything you want, and I’ll do my best to find a perfect match.

 

However, if you are not familiar with the area, or have not precisely defined what you want, please let me assist you by better defining your needs. This may include tours of the area so you get a good feel for the different communities and lifestyle choices. There are many different lifestyles to choose from in the Naples, Bonita Springs, and Estero communities that fill virtually every need and price range.

 

My community guides are based on geography and community types.  The breakdown of these guides are as follows:

STEP 4:  Overview of Southwest Florida Coast “How’s the Real Estate Market?” Community Market Reports

 

I publish “How’s the Real Estate Market?” reports on a quarterly basis (at the end of every calendar quarter), and they pull together statistics for many of the communities in each of the community types and geographical areas listed above.  Thus, there are market reports for the following:

 

   Collier County (Naples):

 

  • “How’s the Real Estate Market?” Report for Naples Coastal Communities

  • “How’s the Real Estate Market?” Report for Naples Golf Communities

  • “How’s the Real Estate Market?” Report for Naples Non-Golf Communities

  • “How’s the Real Estate Market?” Report for Naples Estate-Sized Lot Home Communities

 

   Lee County (Bonita Springs/Estero):

 

  • “How’s the Real Estate Market?” Report for Bonita/Estero Coastal Communities

  • “How’s the Real Estate Market?” Report for Bonita/Estero Golf Communities

  • “How’s the Real Estate Market?” Report for Bonita/Estero Non-Golf Communities

  • “How’s the Real Estate Market?” Report for Bonita/Estero Estate-Sized Lot Home Communities

 

These reports further break down market conditions for single-family homes and condominiums within these communities. As a result, they are an excellent way to understand the current market conditions for any particular community, or geographical area, or property type.

 

STEP 5:  The Funnel Process

 

In this step, I make sure you don’t miss out on anything.  I have a process called the funnel process that will help us accomplish these goals.  The basic idea of the funnel is that I put everything in the funnel that might work for you. 

 

These properties include homes you found on the internet, in advertising, or that you have driven by; homes that meet your criteria based on your community selections, lifestyle choices, and building preferences; new construction properties; and For Sales by Owner (FSBO) properties. 

 

Once I have everything in the funnel, I’ll start a simple process of elimination to remove those properties that don’t work for you. My funnel process is designed to “make sure you don’t miss anything”.

 

STEP 6:  What Should You Offer?

 

I should emphasize that your offer is your decision. However, I take great pride in providing excellent market and comparable sale data in a format that’s easy to read and easy to analyze. This should guide you as to the right offer to make.  This process is designed to “make sure you don’t pay too much”.

 

STEP 7:  Negotiation

 

My negotiating philosophy is agreement versus winning. I prefer collaborative negotiations, if possible, rather than competitive win/lose negotiations. Beyond preferring collaborative negotiations, I utilize my negotiation skills, my pre-game knowledge, my known patterns of success, and the quality of my communications to negotiate on your behalf.

 

Step 8: Transaction Management

 

Transaction management includes the following:

 

  • Understanding Community Organizations and Tax Districts

  • Making an Offer

  • The Due Diligence Phase and the Home Inspection Process

  • Pre-Closing Activities

  • The Closing

  • Post-Closing Activities

 

I will oversee each stage of this process to ensure a seamless transaction.

This is my publication that assists those who are interested in selling their home in the area. This guide has sections on the walk-through, market statistics in your neighborhood, pricing strategy, marketing strategy, negotiation, and transaction management.
