In addition to the exceptional platform provided by our brokerage, the Parsons Luxury Team provides target marketing that identifies amenities which reflects each luxury property’s uniqueness. This target marketing approach enhances the likelihood of finding the ideal, most opportune buyer for whom the property is a perfect fit.
Market knowledge is essential in estimating market value, as well as performing an analysis of competitive listings. Together, an accurate estimate of market value and a thorough competitive analysis provides guidance on setting a list, or asking price.
When we originally joined Premier Sotheby’s International Realty, our team made the strategic decision to focus the listing side of our business on the Vanderbilt Beach and Wiggins Bay area. Over the course of many months, we developed a comprehensive database of over 3,100 condominiums and over 500 single-family homes and lots in these areas, and then categorized these properties into 17 different submarkets. Each of these submarkets are comprised of like-kind properties for meaningful comparative analysis. We continuously track all active listings, pending transactions, and closed sales in these 3,600+ property units. We recently expanded our geographical expertise to the Barefoot Beach and Bonita Beach submarkets where we applied the same level of sophisticated market analysis to these areas.
We also engage top-rated professional photographers that further provide spectacular aerial drone imagery. Recent additions to our marketing arsenal include 3D virtual tours and 2D floor plans. These totally immersive tours allow potential buyers to view every detail of a residence from their desktop, iPad or mobile device. Additionally, the black and white schematic floor plans are also provided as part of our customized marketing approach. Home warranty protection is made available to all our sellers through American Home Shield. These home warranty protection plans offer coverage to sellers during the listing period which transfers to buyers as a one-year contract after the sale.

Staying in touch with clients is one of our top priorities. During the showing period of a listing, we utilize our Pulse system, which allows sellers on-line access to view showings and receive buyer feedback. We also arrange for periodic telephone or face-to-face meetings with our seller clients to discuss the progress of all of our listings. During contract negotiation, we provide experienced guidance to our clients, and following the actual contract we assist in all post contract services necessary to complete the sale.
